Vacation Rental Agreement & House Rules Top Priority House Rules — At a Glance Please review all house rules with everyone in your party before arrival. This summary is provided for convenience and lists priority items only, and it does not limit the full Agreement that follows, which controls in the event of any conflict. Quiet hours 9:00 PM – 9:00 AM. Please keep voices and music low so our neighbors can enjoy the peace of the lake neighborhood. No smoking / vaping. Strictly no smoking, vaping, or e-cigarettes anywhere inside the home. A $250 charge, plus documented odor remediation costs, applies to any violation. Parking & vehicles. Park only in the designated driveway area, not on any grass areas. If your party is bringing more vehicles than the listing shows, please contact the Host in advance so we can confirm space. Respect the neighborhood. This is a quiet, residential lake community of full-time neighbors. No parties, events, or large gatherings. Maximum occupancy. 8 guests total, including day visitors and children. Infants under two years of age are not counted toward this limit. This limit is actively monitored and enforced. Pets. Up to 2 well-behaved dogs are welcome at $75 per pet, per stay (service animals are welcome and are not counted or charged). Please disclose all pets before arrival. No cats (owner allergy). Check-in / check-out. Check-in 4:00 PM • Check-out 10:00 AM. Report issues early. Tell us about any concern within 24 hours of arrival so we can make it right before it affects your stay. 1. MAXIMUM OCCUPANCY: Guests must accurately disclose occupancy, including the number of adults, children, and animals that will occupy the rented premises, in the booking data provided through the online platform. That figure determines the maximum occupancy at all times and applies to day visitors and children as well. Infants under two years of age are not counted toward the maximum occupancy but must be disclosed. Unless otherwise approved by the Host, occupancy over the indicated capacity may result in immediate termination of the stay and removal from the Property, with law enforcement assistance if necessary, and forfeiture of amounts paid as permitted by the booking platform's policies. 2. NO SMOKING: No smoking, vaping, or illegal drugs of any kind will take place in or on the premises. Violation will result in a $250 charge. Smoking or vaping outside is permitted only at a safe distance from the home and from any structure, vegetation, or combustible material, with windows and doors closed. All smoking materials must be fully extinguished and placed in a proper non-combustible container, and Guest is responsible for any fire or damage resulting from improperly discarded materials. A cleanup charge of $50 applies if smoking materials must be removed from the Property grounds. Guests are liable for the documented cost to remove any odor from the home in the event it exceeds the above charge. 3. NO ANIMALS WITHOUT APPROVAL: No animals of any description will be kept in or on the premises without prior approval by the Host. An Animal Addendum (below) is required for pets. Service animals are welcome and are not subject to pet fees or advance approval, consistent with applicable law. 4. DAMAGE POLICY & INSURANCE: No charges will apply provided: (A) there is no damage to the property, its contents, or furnishings; (B) no dirt, trash, or other mess requiring excessive cleaning; (C) no negligent damage due to inclement weather (it is Guest's responsibility to secure outdoor items such as umbrellas or anything that may blow away or be damaged in high winds or weather); and (D) no other costs are incurred by the Host because of the stay. Any damage to the rental or its contents must be reported before check-out. Guests must inform management within 24 hours of arrival of any pre-existing damage or issues, or may be held responsible for the cost of repair. Damage not covered by any applicable insurance or booking-platform protection, or exceeding its limits, is the Guest's full responsibility. If a claim must be filed with the homeowner's insurance, the Guest is liable for the deductible. Guest grants the Host the right to be reimbursed through the booking platform's resolution process for platform bookings, or through the payment method on file for direct bookings for any such damages, including additional cleaning fees. If the booking platform refuses reimbursement, the Host may pursue reimbursement by reasonable means, including small-claims court. 5. CLEANLINESS: Guests are expected to treat the entire premises with respect, acknowledging that the Property is a privately owned residence. Even though a cleaning fee is charged, guests are expected to leave the premises in a clean, neat, and orderly condition to allow for turnover cleaning in the limited time between reservations. Management must be notified within 24 hours of arrival if the Guest is unhappy with conditions upon arrival. 6. NOISE & QUIET HOURS: Quiet hours are between 9:00 PM and 9:00 AM. Quiet hours apply throughout the Property, including the interior, all outdoor areas, the fire pit, and when near the lake area. At all times, guests must keep noise levels to a minimum so as not to disturb the peace and quiet of surrounding neighbors. Noise exceeding local ordinances or causing a neighbor complaint will be grounds for immediate termination of the stay and removal from the Property, with law enforcement assistance if necessary, and no refund. 7. PARKING: The maximum number of vehicles the Guest's party may bring is stated in the listing. Vehicles must be parked only in the designated driveway area and not on any grass areas. If a Guest requires additional vehicle space, Guest must contact the Host in advance. 8. LOCK-OUT: This home uses keyless entry, and the Guest's code is active for the duration of the booking. Guests are advised to use the keyless entry at all times. Where a key is provided and is lost or not returned, or in the event of a lock-out requiring assistance, a $75 charge applies for a lockout requiring assistance, and the actual cost of replacement or rekeying applies for a lost or unreturned key. 9. LINENS & SUPPLIES: For details on what is supplied, please refer to the listing at the time of booking; do not rely on reviews, as they may not be current or accurate. Guest is responsible for informing all individuals in the party to flush only septic-safe tissue and nothing else, even items labeled “flushable.” Any damage caused by Guest to the septic or plumbing system is the full responsibility of the Guest; such damage is often a hazmat cleanup and is very expensive. 10. REPORTING OF DISSATISFACTION: Guest agrees to report any issue of dissatisfaction to the Host immediately, but no later than 24 hours after discovery. Guest agrees to cooperate with the Host and allow the Host's team to verify and remedy the issue, and is encouraged to do so before contacting the booking platform. Date- and time-stamped photos are taken of the premises after each cleaning and prior to check-in, and may be used to address claims. Any claims that are fraudulent or meant to mislead or defraud the Host, credit-card company, or payment processor in exchange for a refund are grounds for immediate removal with no refund, reporting of the Guest's account to the booking platform, and liability for all resulting damages. If Guest reports a false issue and a technician is dispatched but finds no problem, Guest is responsible for the full cost of the technician's invoice. Guest acknowledges that the Property is located in a natural, wooded, lakeside setting and that occasional insects or wildlife may be encountered notwithstanding routine pest control. If a Guest's communication or behavior becomes unreasonable, disruptive, or harassing toward the Host, the Guest will be asked to vacate immediately without the possibility of a refund. 11.
